My Team and I are based in the Austin and Highland Lakes areas of the Central Texas Hill Country where affordable housing is still available, so we are fortunate to have many potential first home buyers. Recently, one of my buyer's agents, Brooke, and I worked with a First Time Buyer in the Austin area.
Let's call our Buyer, John. John and I had spoken about 1 year ago about his desire to buy a property, but at the time, John felt he many have some credit issues. So, we talked about it, I sent him to a mortgage broker who pulled his credit and we all identified the problems together. After some discussion, we let John know a few things that he should do over the next 12 months in order to improve his credit rating and his chances of qualifying for a loan with a good rate.
When we work with a buyer, we feel that our mortgage professional is part of our team as we all work together towards a common goal - finding a home for our first time buyer, getting them qualified and starting them on the path of Home Ownership!.
Over the next year John improved his credit rating, cleaned up a few things that needed to be removed, paid his bills on time and didn't over-extend himself with respect to credit...in other words, he didn't keep buying a lot of high ticket items on credit (car, tv, stereo, etc) that would have impacted his credit rating or available credit. After the year passed, John had raised his credit rating to about 640, which is a number that our local lender could work with.
John completed an application and received a pre-qualification letter - an important piece of paper to have, particularly when you are a first time buyer. We decided that an FHA loan was the best option with 3% down and our plan was to get the Seller to pay maximum closing costs. Our search for the perfect home began! Of course, we talked about what was important to John - location, size, type of property, ideal price, etc. We had a basis to start with.
We started sending listings to John by email so he could review them and he would do the occasional drive-by if he thought he might be interested. Eventually we came up with a short-list to go view. We chose a day, made appointments and started out day. It was clear after a few showings, that John's "ideal" home was getting more refined as we looked. By the end of the day, both he and Brooke (buyer's agent) had a good idea of what would work for him.
There was one condo property that stood out from the rest - it was a recently converted apartment unit close to downtown that was refurbished and basically "brand new" - new appliances, new flooring, new look totally. The price, however, was right at the upper edge of John's price range. So, again, we sat down and calculated what payments would be, closing costs etc. We prepared to make an offer, knowing that it was important that we get some concessions from the Seller to pay for closing costs.
After careful consideration, John decided that even though this was his "ideal" home, he was uncomfortable with putting himself at the top of his range. He was concerned with maxing himself out and being worried about every penny. At that point, we knew we had to fnd a home that had a slightly lower price tag so he could feel good about his decision. Remember, if you are the buyer, you should be in the driver seat. Ultimately, it is you who will make the monthly payments, not your realtor! You should feel great about your decision.
We searched some more and broadened our search area slightly. A great property emerged that we thought John would love and the price was right. It was a great 1 story condo unit with a fenced patio, vaulted ceilings, in a community with excellent maintenace, beautiful trees and a community pool. John and I went to look at the unit. It was love at first sight!
By listening to what was important to my Buyer, both in his needs and wants and accessing his criteria, we only wound up looking at only 7 properties before this one was found.
We made the offer, it was accepted and loan processing began. Yes, it is tedious, yes, you have to provide a lot of information, and yes, it might even feel invasive. But, the rewards are so worthwhile when you move into your very own home! It's a new beginning and the start of building equity for your future in a property that is yours to enjoy.
Brooke John worked hard over the next 45 days with getting building inspections, repairs done, wading through the mortgage paperwork needed etc. At last, closing occured and John was a proud homeowner in his very own home! It was a pleasure for both Brooke and I to be able to assist and help experience the joy of someone buying their first home.

My Arab horse does not lower her head when I ask and has a huge dip in her neck. Its very unsightly and I would like to build up some muscle there. Is this possible? She is a stargazer and I believe that this is the cause. I tried to lower her head in saddle but she doesnt respond to me. How do I fix this? Would a chambon or de gogue work? Everyone always says have your horse push from the rear but HOW?? I dont know HOW to do that!!! PLEASE EXPLAIN!! Thanks!
Thank goodness there is one responsible answer here. The last thing you do with a horse conformed this way is use a martingale. This horse has already built muscle on the underside of the neck that needs to be reduced if the horse is ever going to work correctly.
This horse will benefit by doing the right exercises to develop lengthening through the neck and prevent him from bracing against your hands. If you dont work on developing the back, loins, and abdominal muscles, the horse will never achieve collection, will lean on the bit, and curl its nose back into its chest in collection.
You should do lateral flexion exercises, having him rotate his nose around to touch your toe (or, in ground work, his side). This will soften the poll and make him more sensitive to your hands.
Ride with your pelvis deep in the saddle, and thrust your weight forward with his movement, while using strong leg cues to drive his hindquarter under him, and make him reach forward with his legs. Keep doing that until you feel him elevating his back, and lifting his forehand.at this point his head will come down and begin to balancekeep only light contact on the bit, and let him maintain forward impulsion.
This should be worked on every day, on the lightest snaffle bit, and with no artificial aids.

Today as I was leaving work a coworker and I were talking about what we were planning for supper. Meatloaf was mentioned and that sounded just so so to me. What I was really hungry for was my favorite meal, meatballs and fried potatoes. I have a great recipe for this meal, but typically Bill doesn't care for it. It is a time consuming meal to prepare and there is quite a lot of clean up also. As I came into the house Bill mentioned that I was too early. When I asked why, he said that supper wasn't ready. I then found out that he was actually making the meal that I was craving. I helped him finish making it and I have to tell you that it was awesome! We have left overs, which might even be better than when it was first made. I really appreciate my husband. He arrives home before I do most days and is so good to start supper. We sure do think alike.

Britney and Justin started dating when she was eighteen. They were a lot alike, those two — much more so than Britney and her future husband, Kevin, would be alike. Perhaps Justin and Britney were too similar and butted their strong wills together too often. For the most part, I liked their relationship, although, not every aspect of it was pleasing to me. Early in their relationship, for example, she and Justin had been having heartfelt conversations about the meaning of life, as all young adults do, and one day she came to talk to me.
And I didn’t like it one bit later on, that the two of them were going to buy a house and live together, at the age of nineteen. But at that point, I could have talked until I was blue in the face about morals and values and – for heavens sake — good common sense! No one was particularly open to my input at that time, let’s put it that way.
Justin was part of our family for four years, and to me he will always be that cute, sweet kid from the Mickey Mouse Club days. Justin and Britney’s breakup, though, would be a terrible thing for all involved. I wish they would have parted ways differently, rather than to hurt each other and leave all those scars. It was a story with no end, or rather, I should say, it was a story with two endings, one made up Britney and one by Justin — it wasn’t healthy for either of them. But that was all to unravel in the far future.

Blogs are everywhere. They're on news sites, corporate sites, personal Web pages and just about every other genre of Web site. Some are simply online journals chronicling some adventure or another, while others are written around a central theme and ask readers to create their own free blogs in response, creating a community of sorts.
Three-year-old tBlog, is a content-based community site built around themed blogs. The company was born as the result of a happy accident. Site creator and programmer Taylor Bayouth was looking for a new venture and decided that he would create a new company built around the next hot technology he heard about. This was three years ago, when only about four or five blogging platforms existed and there wasn't really a need for more because hardly anyone had even heard the term Weblog, or blog.
This didn't stop Bayouth who, along with a colleague or two, wanted to do something different than what was out there. tBlog saw that blogging had much more potential beyond simply being someone's online journal or a way for company executives to share their thoughts with customers or employees.
The start-up saw the potential for blogging infused with community, says Bayouth. And what better audience for this type of site than the Gen X and Gen Y demographic? They're young, looking to meet people with similar interests, looking for potential dates and - at least the ones who spend time chatting online - love to talk about themselves.
Last month tBlog added a new feature designed to make it even easier for its bloggers to connect with like-minded folks. Dubbed tMatch, the new feature is meant to bring tBlog users together based on similar goals, hobbies and thought patterns rather than on purely visual aspects or random encounters.
tMatch uses a sophisticated algorithm that essentially takes the blogs and boils them down to unique concepts, searches out other blogs with similar and presents the user with a network of potential friends or matches, said Bayouth. We have so much data on everyone on the site, we decided to build a tool sophisticated enough to extract text that defines who they are, he said.
